Edwardian House in Brentwood

Spring 2018 • Rear Box Dormer • Master Bedroom & Ensuite • Study Space

We were instructed by our wonderful clients to expand on their beautiful Edwardian style home in Brentwood to create a Master Bedroom and ensuite to the loft to accommodate the needs of their young and growing family.

The Project

With mum and dad moving into their top floor sanctuary and the new 4th bedroom, the eldest of the three children was then lucky enough to be promoted into the original master bedroom on the first floor. Allowing everyone their own space, even dad who instructed us to convert the loft eaves space at the rear of the property to create a study space.

This project brief was to construct a rear box dormer to their property to allow the formation of a Master Bedroom and ensuite coming off of the new staircase which evolved seamlessly from the existing landing due to the generous space of their period property. We installed 2 Velux Windows to the front roof of the property to achieve as much natural light as possible to the space and also created bespoke furniture solutions in the eaves spaces to maximise the storage space.

Design & Finishes

The clients selected some modern beautiful finishes from local suppliers for their ensuite which are in keeping with the style of their home and the colours compliment the space and maximise the light sources to create a fresh and clean room. In the eaves study space the clients requested that we plaster all but the party wall and retain the natural brickwork, which was sealed and invokes an industrious yet natural theme to the room working well with the new Velux Roof Window.

Project Timeline

Main structural work: 6 weeks
Decorating and second fix: 4 weeks
Our tradesmen worked alongside the clients’ decorators and tilers to ensure a seamless finish.

Chalet Bungalow Conversion, Shenfield

Winter / Spring 2018 • Bungalow Conversion • Rear Box Dormer • Front Pitch Dormers • Kitchen Extension

With a new baby on the way, our clients decided to renovate their 2 bedroom chalet Bungalow in Shenfield to a 4 bedroom family home with full loft conversion and Kitchen / Diner that was double the size of the original ground floor layout.

The Project

With one child already at home and another on the way they decided to add a rear box dormer and two small pitch roof dormers to the front of the property which gained them 2 double bedrooms, an occasional single and new bathroom. Downstairs we overhauled and expanded the original bathroom and carried out a large rear extension to give them a wonderful space for their family to make memories in the heart of their home.

Design Features

With the use of 2 Roof Lanterns to the new extension and a 5 panel bi-fold door system they maximised the natural light and brought the outside in allowing the space to feel even bigger and breathe. The finishes they chose throughout were modern and were complimented further by the natural light sources.

Duration: 20 weeks from commencement of ground works to completion
Completed: Just ahead of the family’s new arrival

The scope did evolve as we worked with the family to give them solutions and help deliver them a home that went further than the basic plan.

Velux to Rear Box Dormer Conversion, Brentwood

Spring 2017 • Dormer Extension • Master Suite • Balcony • Wet Room

Our clients decided to expand their large Velux Conversion, which extended to a dressing room and ensuite for their daughter who had since left home. They found the Velux conversion didn’t necessarily work for them due to height of the homeowner so decided to expand the dressing room and ensuite with a Rear Box Dormer to form a master suite.

The Challenge

There was a lot of roof work to be carried out as the ground floor had been previously extended with a pitched roof to the Large Kitchen / Family room. This did allow them to capitalise on a large balcony to the rear over the existing ground floor between the two pitched roofs and was complimented by a fully glazed wall and floating safety balcony which allows them to enjoy the beautiful views over their garden.

Special Features

The project was enhanced further with a wet room style ensuite and bespoke carpentry solutions provided by Westbury Interiors. The fully glazed wall creates a stunning connection to the outdoor space while the floating balcony adds a unique architectural feature to the home.

Overcoming Height Obstacles Project

Bespoke Design • Tall Client Solution • Cat Slide Roof • Master Bedroom & Ensuite

The project requested by the client was to construct a new loft conversion over an existing ground floor extension to form a master bedroom and ensuite adjacent to the existing first floor. The loft was to feature two front facing pitched roof dormers and a rear box dormer and a cat slide / shallow mono pitched roof.

The Design Challenge

This project evolved around the needs of the client. The headline reason being that quite literally he was 6’7″ tall and didn’t want to dwell in a tight space, therefore the whole design, created with this key factor in mind was built around him and achieving a sense of space that worked.

Bespoke Solutions

We lost soil pipes and all of the plumbing was hidden within the walls to ensure the space was seamless, flush, flat and linear. This attention to detail created a master suite that felt spacious and uncluttered despite the height requirements.

The combination of two front pitched roof dormers and a rear box dormer with cat slide roof created the perfect solution for maximising ceiling height throughout the space.

How a Loft Conversion Proceeds

Dormer Conversion – Typical Time Span: 6 to 8 Weeks

Every loft conversion is slightly different, however we have created a timetable of a loft conversion that contains the most common stages and steps that your loft conversion is likely to go through:

Scaffolding Erection

Works will commence with the erection of independent scaffolding.

First Material Delivery

Delivery of structural steels, joisting timbers, etc.

Roof Opening & External Works (3-4 Weeks)

An opening is made in the roof for access – initial works are completed externally, so minimising internal disturbance.

Floor Joisting & Building Control Inspection

Floor joisting carried out – following which the local authority Building Inspector will visit to approve floor construction.

Dormer Construction & Insulation

If a dormer conversion, the dormer will next be constructed, insulation installed, followed by a further inspection by the Building Inspector.

External Works Completion

Completion of external works – ie roofing of dormer, lead work, fascias, soffits, guttering.

Internal Studwork & Insulation

Internally, erecting studwork walls, forming bedrooms/ensuite/stairwell access. Insulating walls to required standard.

Window Installation

Fitting dormer windows/Velux windows.

Staircase Installation

Creating access to facilitate installation of new staircase and fitting new stairs.

First Fix Electrical & Plumbing

Installing new cabling for lighting, sockets, Expelair, smoke alarms etc. First fix plumbing to new ensuite and additional radiator(s).

Plastering

Plastering all new areas.

Second Fix Carpentry

Second fix carpentry works – ie skirtings, architraves, doors, handrail, spindles etc.

Second Fix Electrical & Plumbing

Second fix works for electrics (UPVC fittings installed) and plumbing (sanitary ware, radiators etc).

Clearing Down & Guttering

Clearing down – including guttering inspection.

Final Building Control Inspection

Final inspection by Building Inspector who issues Completion Certificate (all works having complied with building and fire regulations). The new loft is now ready for decoration and habitation.


Do I Require Planning Permission for a Loft Conversion?

A number of factors must be taken into consideration when asking “Do I need planning permission for my loft conversion?”

✓ You Would NOT Normally Need Planning Permission If:

  • The house is a single family dwelling and not a flat or maisonette
  • The proposed extension or dormer window should not be raised above the highest part of the roof
  • The slope of any part of the roof, which faces a highway, must not be extended
  • The loft conversion does not amount to more than 40 cubic meters in the case of a terraced house or 50 cubic meters in any other case (measured externally)
  • When combined with any other existing extension to a house does not exceed the permitted development allowance

⚠ You WILL Need to Apply for Planning Permission When:

  • Your property is a flat
  • The existing ridge line to your roof needs to be raised
  • The slope or any part of the roof which faces a highway is to be altered
  • The proposed loft conversion exceeds 40 cubic meters in the case of a terraced house or 50 cubic meters in any other case (measured externally)
  • When the proposed loft conversion combined with any other existing extension to a house exceed the permitted development allowance
  • The building is listed as being of special architectural or historic interest
  • The building is situated in a conservation area
  • The permitted development rights of your property are restricted by conditions attached to a previous planning permission or your property deeds
  • An “Article 4 Direction” covers the building

Certificate of Lawful Development

It is worth considering that many Councils do grant a Certificate of Lawful Development which is becoming increasingly common practice and is applied for with architectural plans.

Lawful development certificates are certificates issued by local planning authorities which certify that a proposed or existing development is lawful. They can be useful to those thinking of developing their land and / or considering whether a proposed or existing use or operation is lawful, perhaps in anticipation of selling or purchasing land.
